  • Total Sales: 5,995 home sales reported (a minor 0.9% drop year-over-year).
  • New Listings: 14,484 properties listed—down 17.8% compared to last July.
  • Average Selling Price: $1,003,956 (down 4.5% year-over-year, but stabilizing month-over-month).

1. Inventory Is Contracting, Tighter Competition Ahead

The biggest takeaway from July isn't the sales volume—it's the 17.8% drop in new listings. Because fewer homes are coming onto the market while sales remain steady, sales are taking up a larger share of available inventory.

While the average price remains roughly 4.5% below where it was last year, month-over-month data suggests the downward pressure has halted. Many would-be buyers have stayed on the sidelines waiting for economic clarity around interest rates, inflation, and borrowing costs. However, recent positive readings on Canadian economic growth and employment are helping restore consumer confidence.
